Search “free mold test” and you'll be told it doesn't exist. Here is ours.
The skepticism is earned. Most free mold tests you'll find online are a mail-in kit that charges for shipping and then charges again for the lab work you need to read the result, or a “free inspection” that turns out to be a sales appointment. FreeMoldTest was started to be the exception, and the name is the promise.
When you book with us, a Florida-licensed mold assessor comes to your home in Jupiter or anywhere in Palm Beach County, walks the property with you, takes moisture and thermal readings, swab-tests the suspect areas, and tells you in plain language what we found and where the moisture is coming from. You pay nothing for that visit, whether or not you ever spend a dollar with us afterward.
Below is the full accounting: what the free test includes, the two things that do cost money and how we handle them, and why the other “free” offers work the way they do.
What's free, and what isn't
We would rather you know this before we arrive than discover it on the driveway.
Included in the free test
- In-home visit by a Florida-licensed mold assessor (MRSA #5765)
- Walk-through of the areas you are worried about, plus the places people miss: air handler, attic access, under sinks
- Moisture meter readings on suspect walls, floors, and cabinetry
- Thermal imaging to find hidden moisture behind surfaces
- On-site swab test of suspect growth
- Findings and recommendations in plain language, in writing
No shipping charge. No lab fee required to see your results. No card on file.
Optional, and quoted before it happens
- Laboratory sample analysis. Air (spore-trap) and tape-lift samples sent to an accredited lab, priced per sample. We suggest it only when it would change the plan, and nothing is collected until you approve the cost.
- Remediation or repairs. A separate, written quote if the free test finds a problem worth fixing. Take it, shop it, or sit on it.
You can take the free findings and stop there. Plenty of homeowners do.
Why most “free” mold tests aren't
There are three common versions of the free mold test, and it is worth knowing how each one actually works.
The free mail-in kit
A swab or petri dish arrives for free, or for a few dollars of shipping. To learn anything from it, you pay the lab analysis fee, which is where the money is. And because mold spores are present in all air, a dish left on a counter will grow something in nearly every home, with no way to tell you whether that is a problem.
What we do instead: a trained assessor with instruments, in your home, comparing what we find against what is normal for a South Florida house. The on-site test is part of the free visit, not a paid upgrade.
The “free inspection” that is really a sales call
A remediation company sends someone to walk through, and the visit ends with a proposal. The inspection was free because it was the first step of a sale.
What we do instead: the person at your door is a licensed assessor whose job on that visit is to find out whether you have a moisture and mold problem. If we don't find one, we say so and leave. If we do, you get written findings and decide on your own schedule.
The conflict of interest
Industry guidance says testing should be independent of remediation, because a company that does both has an incentive to find something. That is a legitimate concern, and we hold both licenses.
How we handle it: your findings are yours in writing and you can take them to any remediator. We identify the moisture source first, and we tell you when the right fix is a small repair or humidity control rather than a remediation job. Nothing is sold during the free visit.
Who the free mold test is for
Most people who book fall into one of these situations:
- A musty smell that comes and goes, is strongest in one room, or shows up when the AC runs.
- Visible spotting on drywall, ceilings, baseboards, grout, or around vents and windows.
- A recent leak or water event — roof, pipe, appliance, AC condensate line, or storm water — even one that was dried.
- Symptoms that ease when you leave the house and return when you come home.
- Buying or selling a home in Palm Beach County and wanting a licensed assessment before closing.
- Peace of mind after a seasonal home sat closed through a humid summer.
One rule: we test for property owners. Because we are entering and testing a home, the owner has to be the one who books — that is a liability requirement, not a sales filter. If you rent, ask your landlord or property manager to schedule it.
What happens at the visit
Plan on roughly an hour for a typical home, longer for larger properties or several areas of concern. Here is the sequence:
- We start with your concerns — what you've smelled or seen, the property's history, any past leaks or repairs.
- Room-by-room walk-through with moisture readings on suspect materials, plus the air handler closet, attic access, and under sinks and appliances.
- Thermal imaging where it helps, to reveal moisture behind walls and above ceilings without opening anything.
- On-site swab test of suspect growth.
- Findings, in plain language. What we found, where the moisture is coming from, and what we recommend — which may be nothing at all.
- Optional next steps, quoted first. If lab sampling or remediation would help, we tell you the cost before anything happens. Then it's your call.
Ready to find out for sure? The visit is free, and so is the answer.
