Some contamination is not on a surface you can wipe. Fogging reaches it.

Mold spores and microbial particles are microscopic. They remain suspended in the air, settle into crevices, and collect on surfaces in places a technician with a sprayer cannot reach — behind furniture, inside wall cavities that have been opened, above ceiling tiles, and throughout duct systems.

Fogging converts a treatment solution into an ultra-fine mist that disperses throughout an enclosed space. The droplets travel with air currents, reach into hard-to-access areas, and settle on surfaces throughout the treated area, providing coverage that hand application cannot match.

We use fogging as a treatment step within a complete remediation, after source removal, rather than as a standalone shortcut. Used that way, it is a valuable part of returning a space to clean condition.

What fogging does well, and what it does not

Fogging is an effective way to deliver antimicrobial treatment throughout a space. Its strength is coverage: fine droplets disperse into areas that hand application misses, contact airborne particles, and settle on surfaces throughout the room.

It is equally important to understand what fogging is not. It is not a substitute for removing mold growth. Professional remediation standards, including the IICRC S520 standard for mold remediation, are clear that the primary means of addressing mold is physically removing contaminated material and correcting the moisture source. Treatment, including fogging, supports that work rather than replacing it.

That is why we do not sell fogging as a standalone mold fix. If there is active growth on drywall or framing, fogging over it leaves the growth in place and the moisture problem unsolved. Used after source removal, though, fogging is a valuable final treatment step.

Why companies that offer “just fogging” deserve skepticism

One of the most common shortcuts in the mold industry is a low-cost fogging treatment marketed as a complete solution. A technician fogs the house, the odor drops temporarily, and the homeowner believes the problem is gone.

If there was growth inside a wall cavity, under flooring, or in the air handler, it is still there, and the moisture that fed it is still there. Within weeks or months, the odor returns and the homeowner has paid for a treatment that addressed the symptom.

We use fogging the way it should be used: after the source has been located and removed, and after the moisture condition has been addressed. That is the order of operations that actually produces a lasting result.

Safety and re-entry

Fogging requires the space to be unoccupied. People and pets should be out of the treated area during application, and re-entry follows the timing specified on the product label. Aquariums, food, and items such as electronics may need to be removed or covered depending on the product used.

The HVAC system is typically turned off during fogging, since running it could carry treatment into areas not being treated or pull mist into the return before it has settled. Where the duct system itself is being treated, that is handled as a separate, deliberate step.

We explain preparation and re-entry before the appointment so there are no surprises, and we only use products registered for the intended application, applied according to the label.

Know the Signs

When fogging is used

Fogging is a treatment step, matched to the situation.

Following mold remediation

After affected materials are removed, to treat remaining surfaces throughout the space.

After water damage

Treating affected areas once drying is complete to reduce the risk of growth.

Odor treatment

Reaching odor-holding surfaces throughout a space, including after smoke exposure.

Vacant or seasonal properties

Treating homes that sat closed in humidity before they are reoccupied.

Vehicles, vessels, and aircraft

Enclosed cabins where fine mist reaches every surface efficiently.

Rental turnovers

Treating units between tenants with unknown pet, smoking, or moisture history.

How It Works

Our fogging process

Done properly, in the right sequence, with the space prepared.

1

Assess

Confirm fogging is appropriate and that source removal has been completed.

2

Prepare the space

Remove occupants and pets, cover sensitive items, and set the HVAC appropriately.

3

Fog

Disperse the treatment throughout the space using professional fogging equipment.

4

Dwell

Allow the treatment the contact time specified on the product label.

5

Ventilate

Air out the space according to the product's re-entry requirements.

6

Return

Confirm the space is ready for reoccupancy and walk you through what was done.

Complete coverage, done in the right order

Source removal first, then treatment that reaches every surface in the space.

The Advantages

What fogging delivers

The advantages of fine-mist treatment over hand application.

Ultra-fine droplets

Fine particles stay airborne long enough to disperse throughout the space.

Reaches hidden areas

Mist travels into crevices, behind fixtures, and around obstructions.

Airborne contact

Droplets contact particulate suspended in the air, not just settled surfaces.

Uniform coverage

More consistent coverage than spraying surfaces one at a time by hand.

EPA-registered products

Treatment products used according to their label directions.

Efficient for large spaces

Treats whole rooms and enclosed areas faster than manual application.

Common Questions

Antimicrobial Fogging FAQs

Straight answers to what Palm Beach County homeowners ask us most.

Does mold fogging work?

Fogging is effective at what it is designed to do: dispersing treatment throughout a space and reaching airborne particles and surfaces that hand application misses.

What it does not do is remove established growth from building materials or fix the moisture source behind it. Remediation standards treat physical removal as the primary method. Fogging works best as a complement to that removal, not a replacement for it.

Is fogging safe for my family and pets?

When performed correctly with registered products applied according to the label, yes — but the space must be vacated during treatment and for the re-entry period specified on the product label.

We tell you exactly how long to stay out, what to remove or cover, and when it is safe to return. Do not reoccupy a treated space early.

How long do I need to stay out after fogging?

Re-entry timing depends on the product used and is specified on its label. For many products it is a matter of hours rather than days.

We give you the specific re-entry time for your treatment in advance so you can plan around it.

Can fogging replace mold remediation?

No. This is the most important thing to understand about fogging. Mold growing on or inside building materials needs to be physically removed, and the moisture source needs to be corrected. Fogging over active growth leaves both problems in place.

Be cautious of any company offering fogging alone as a complete mold solution. It typically produces a temporary improvement in odor while the underlying problem continues.

Does fogging help with odors?

It can, particularly where odor-holding residue is spread across many surfaces, as with smoke exposure. Fogging reaches surfaces throughout a room more consistently than manual application.

As with mold, fogging works best after the source material has been removed. If saturated carpet pad or a contaminated duct system is producing the odor, those need to be addressed first.
